Soi Ta-Iad doesn't need an introduction if you've spent any time in Phuket's fitness circles. What's actually going up here is a 688-unit mixed-use development across five buildings — 197 hotel keys in one block, 483 residences across three, and 8 residences in a smaller fourth, plus a standalone three-storey clubhouse. It's a scale that lets Aceller do something smaller developments can't: build genuine resort infrastructure — a half-Olympic pool for real training, not just laps, and a sloped jogging track through the garden that, as far as anyone locally can tell, is the first of its kind on this soi. Add landscaped recovery gardens and dedicated function space in the clubhouse, and you've got a project built around a daily routine, not just a view.

Pricing starts from THB 2.9X million, working out to roughly THB 99,000 per sq.m. — a number worth sitting with given the brand attachment and the amenity spec on offer.

Why the location matters more than most

This isn't a beachfront pitch, and it doesn't need to be. Soi Ta-Iad has built its own gravity: Rawai Beach is 8 km away, Patong 16 km, and in between you've got Chalong Hospital 2.5 km out, Robinson Lifestyle 1.2 km, and a school within walking distance. What actually drives demand here is the training ecosystem itself — the gyms, the camps, the wellness spas lining the soi — which has produced a long-stay, repeat-visitor pattern that's been consistent for years, independent of the usual beach-season swings. That's the rental logic behind this project: less exposed to short-term tourism cycles, more tied to a niche that keeps coming back.

Timeline

Construction is scheduled to start Q3 2026, with completion targeted for Q1 2029. It's a longer runway than most off-plan launches in Phuket right now, which cuts both ways — more time for the surrounding soi to keep building out, but also more time between commitment and keys in hand, worth factoring into any holding-period math.

The read

Aceller is betting that a well-defined niche — active, long-stay, training-focused travellers — beats chasing the broader tourist market on volume. The developer's own track record (K Furnishing since 2014, into interiors and premium development since 2023–24) suggests a group that's used to delivering rather than just rendering. For buyers, the appeal sits less in speculative upside and more in a rental thesis that's already been proven, informally, by everyone who's been staying on this street for years anyway.
